One-Semester Student Accommodation in Ireland: Dates Before Deposits

HomeScout Team12 October 2026

For an exchange or visiting student, the housing question is not simply where to live. It is whether the accommodation covers the dates you need without committing you to a longer stay you cannot use. Set those dates before comparing weekly rates or paying a booking charge.

A January arrival is not automatically an easier search. Check your institution's process early and keep looking independently while an application or waiting-list decision is outstanding.

Translate the course timetable into occupancy dates

Start with orientation, teaching, exams and any placement. Confirm the earliest date you need to arrive and the latest date you may need to remain. Then ask when you can actually check in and check out, including access outside office hours.

A room labelled 'spring semester' may use different dates from your course. A timetable ending with lectures may not include exams. Ask whether holiday closures, weekends or a later assessment affect access. Do not rely on the word 'semester' instead of written dates.

Use the route for your student category

At UCC, international and Erasmus placement begins through the university's published process after an offer is accepted. It is not a guarantee of accommodation; the institution advises continuing an independent search. Its visiting-student housing page distinguishes visiting students from the full-degree lottery.

University of Galway's study-abroad accommodation page provides semester-specific advice and explains that some partner universities have arrangements. Confirm with your home institution whether one applies to you. Its Erasmus guidance describes limited campus places and the need to explore private accommodation.

Trinity has a separate visiting-student eligibility page. DCU's international accommodation information distinguishes semester occupancy from the full academic year and states that service costs are separate from rent. Confirm your eligibility and the actual move-in date with the provider. UL students can use the official off-campus service to explore date-specific room options. Contact the accommodation team for your actual institution; one university's allocation or deadline does not apply to another.

Compare the commitment, not just the rate

Ask whether the offer covers one semester, an academic year or another fixed period. Record the total rent you would owe, when it is due, what bills are included, the deposit and any booking charge. Read cancellation terms and what happens if your course, travel or visa arrangements change.

Do not assume you can leave an academic-year agreement halfway through because your exchange ends. Different rules apply to standard private tenancies, SSA and owner-occupied licences. Start with RTB student guidance and ask for advice about the actual agreement before accepting a commitment outside your dates.

Do not fund a longer booking on the assumption that you can sublet unused months. Establish permission and applicable rules first. The contract-cost guide helps separate rent, deposit and accommodation gaps.

Work through a dated offer

Fictional example: Lina needs to be in Ireland from 10 January to 25 May, including orientation and exams. One provider offers occupancy from 15 January to 20 May. A second offers the required dates but quotes an academic-year charge.

Lina asks the first provider whether both gaps can be covered and at what cost. Lina asks the second whether a genuine semester booking is available, with written total rent and cancellation terms. Neither advert is accepted on the assumption that 'semester two' means the right dates. If neither fits, Lina needs another verified option or a costed temporary plan.

These dates are invented to illustrate the decision. They are not an institution's calendar or available room offer.

Make remote booking checks specific

A university or established provider offer should be confirmed through its official channel. Private internet contacts need different checks. Follow Galway's advice on in-person or trusted-person private viewings and payment precautions. A video tour or a photograph of an identity document does not prove authority to let a room.

If you need temporary accommodation, confirm its dates, cancellation terms and total cost. Decide how long you can afford to keep searching. A short booking is not a guarantee that a permanent room will be found before it ends.

Send dates in the first enquiry

Name your institution and campus, exact occupancy dates, who will live there and accurate funding arrangements. Ask whether the advertiser can offer those dates before assembling a full application.

Use the student application guide and local Cork, Galway or Limerick guidance. Create a free account for your chosen city to organise your search alongside specialist university services. HomeScout supports Dublin, Cork, Galway and Limerick, but does not guarantee semester-only or short-let coverage. Regular Rental Agent matching includes a daily pass; review and send is the default.
