Student Accommodation Costs in Ireland: Compare Contract Lengths

HomeScout Team12 October 2026

A lower weekly rate does not necessarily mean a cheaper home. The number of weeks you must pay for, the dates you can occupy the room and the costs outside those dates can change the comparison.

Work out two totals: the rent commitment in the agreement, and the housing cost for the entire period you actually need. Keep the deposit and payment deadlines alongside those totals so you also know how much cash must be available at the start.

Establish which agreement applies

Student-specific accommodation, or SSA, is a distinct category. Renting an ordinary private apartment to a student does not automatically make it SSA. Owner-occupied digs can involve a licence outside the RTB's remit. Identify the provider and arrangement before applying student-specific rules.

Under RTB SSA guidance, an SSA tenancy or licence should not exceed 41 weeks unless the student requests longer. The RTB recommends recording departures from normal terms in a dated agreement signed by both parties. A longer arrangement can suit someone needing a year-round home, but should not be presented as compulsory merely because the applicant is international.

Confirm that the dates, duration and total payment obligations are explicit. For unclear or pressured terms, seek advice before signing rather than assuming the number in an advert establishes compliance.

Convert the weekly rate into total rent

Multiply the weekly rate by the payable weeks, using the provider's actual calculation and written total. Then record separately:

  • the precise occupancy dates and any closures;
  • bills included, usage limits and extra charges;
  • any nonrefundable booking or administration charge;
  • the refundable deposit and payment due dates;
  • housing and travel costs for uncovered dates.

A refundable deposit is an upfront cash need, not automatically an extra year's rent expense. A payment schedule can require funds earlier than the occupancy dates. Neither a weekly headline nor a monthly equivalent shows that on its own.

For a real provider comparison, UCC's private student complex list separates academic-year charges, durations, deposits and stated inclusions. The university says to verify current information directly and does not endorse the external providers.

Compare a full-year need fairly

Illustrative calculation, not an available offer or market-price estimate: a student needs 52 weeks of accommodation and is considering two SSA options, with any longer term requested by the student.

Cost in this example41-week option51-week option
Invented weekly rate€200€190
Rent for contracted weeks€8,200€9,690
Uncovered weeks in the 52-week plan111
Assumed gap housing at €220 per week€2,420€220
Housing total before other costs€10,620€9,910

The longer option costs €1,490 more in contract rent but €710 less across the example's 52-week housing need. Moving, travel and differences in bills are excluded and could change the answer. Each option still needs a verified room for its uncovered dates.

If the student needs only the academic year and has somewhere suitable to live afterwards, the 11-week gap cost may not apply. Use your own dates rather than choosing the longer contract because of this example.

Check summer, holidays and storage

Ask whether you can remain in the same room, need to move to another unit, or must leave altogether. Confirm costs and dates before assuming a provider can extend the booking. A summer job, placement or repeat exam can require access beyond ordinary teaching weeks.

In digs, weekend and holiday exclusions can create repeated gaps, not just a summer one. Use the five-day and seven-day guide. For a semester exchange, the one-semester guide focuses on short occupancy needs.

Separate payment rules from cancellation rights

For accommodation within RTB scope, deposit and advance-rent rules need attention. RTB student renting guidance explains the limits and the specific exception where rent and tuition go to the same relevant provider. An advertised annual total does not itself mean the provider can demand all of it upfront.

SSA also has particular exit rules. RTB termination guidance explains the valid 28-day student Notice of Termination and the fixed-term exit window from 1 May to 1 October; outside that window, fixed-term exit requires an applicable basis. Do not assume those rules apply to an ordinary private tenancy or digs licence. Read the actual procedure before relying on a cancellation date.

Decide with the agreement in front of you

Get the total cost, occupancy dates, included bills, payment schedule and cancellation terms in writing. Compare them against the days you need and funds you can access. Use the lease-review checklist for document questions and the student budget guide for monthly planning.
