Rental Documents Checklist for Dublin Expats
If you are moving to Dublin from abroad, the best time to prepare rental documents is before you find the perfect listing. Once a good property appears, the process can move quickly, and delays make you easier to skip.
This checklist helps you prepare without oversharing sensitive documents too early.
Core identity documents
Prepare a clear copy of one or more of:
- passport
- national identity card
- Irish Residence Permit if relevant
- visa or immigration permission if relevant
Do not send identity documents casually. Share them only when the property and process look legitimate and the request makes sense for the application stage.
Employment proof
If you are moving for work, prepare:
- signed employment contract
- employer letter
- start-date confirmation
- recent payslips if you already have them
- relocation letter if provided
If your job starts after arrival, make that clear in your renter profile. Agents need to understand income timing.
Student documents
Students should prepare:
- offer letter or enrolment confirmation
- course start date
- funding or scholarship proof if relevant
- guarantor details if available
- university email address where possible
Read the student housing page if your search is tied to UCD, Trinity, DCU, TU Dublin, or another campus.
References
An Irish landlord reference is useful, but many expats do not have one. Alternatives can include:
- previous landlord reference from another country
- employer reference
- relocation contact
- professional character reference
- proof of previous rent payments where appropriate
Do not invent local history. Explain your situation clearly.
Proof of funds
Depending on the process, you may be asked for evidence that you can afford rent and deposit. Use the least sensitive document that answers the question.
Possible options:
- employment contract with salary
- recent payslip
- savings confirmation
- scholarship or funding letter
- guarantor support details
Redact unrelated account details where appropriate.
Renter profile
Prepare a one-page profile with:
- full name
- contact details
- who will live in the property
- employment or study status
- move-in date
- target areas
- references available
- documents available on request
- short note on why you are moving to Dublin
This makes your application email stronger and saves time when a listing appears.
Deposit safety
Be careful if someone asks for money before a viewing, refuses verification, says they are abroad, avoids normal agent processes, or offers a property far below market rent.
Before paying, verify the property, agent or landlord, lease terms, and payment details. If anything feels rushed or inconsistent, slow down.
