Here is the honest reality of the Dublin rental market in 2026: a decent listing in a good area, at a reasonable price, gets 40 to 80 inquiries in the first 24 hours. Letting agents are not reading all of those carefully. They are scanning for red flags, skimming for signals that tell them whether you are worth their time to respond to, and moving on. Too vague. "I am interested in the property. Please let me know if it is still available." tells the agent nothing useful and requires them to do more work before they can even assess whether you are a reasonable applicant. They will not bother.

Too long. A wall of text explaining your entire life situation, why you moved to Dublin, your job history, and your personality is not what an agent needs in an initial inquiry. They need to know two things: are you financially qualified, and will this be uncomplicated.

A good rental inquiry email covers five things and nothing more. It takes about 200 words and five minutes to write.

1. Which property you are inquiring about. Not just "the two-bed apartment" but "the two-bedroom apartment on Leeson Street Upper, advertised at EUR 2,100 per month on Daft, ref 12345678."

2. Who you are, briefly. Full name, your employment situation in one sentence, and how long you have been in Ireland (or when you are arriving if relocating).

3. That you can afford it. State your combined income if applying with a partner, or your individual income if applying alone, and whether you have a guarantor if relevant. The standard rule of thumb agents use is that monthly rent should not exceed one third of monthly net income, and showing you clear that bar removes the most common objection.

4. Your situation in one or two more sentences. How many people would be living in the property, whether you have pets, whether you are a smoker. Clean answers to the questions they will ask anyway.

5. Your availability. Two or three specific times you could attend a viewing in the next week, showing you are serious and can move quickly.

That is genuinely all it needs to contain. Anything beyond this is padding that makes the email harder to skim, not more compelling.

The Template

Here is the structure that works. Adapt the details but keep the format.

Hi [Agent/Agency Name],

I am writing to inquire about the [two-bedroom / one-bedroom / etc.] apartment at [Full Address], currently listed on Daft at EUR [monthly rent] (ref [listing ID]).

A bit about me: my name is [Full Name] and I am a [job title] at [company or sector], based in Dublin for [X months / X years]. I am looking for a property from [start date], ideally on a 12-month lease.

Financially, I earn [gross or net annual/monthly income] and can comfortably accommodate the rent. I am happy to provide payslips, bank statements, and a reference from my current landlord.

The property would be home to [just myself / myself and my partner / etc.]. No pets, non-smoker.

I would love to arrange a viewing at your earliest convenience. I am available [Day 1 at Time], [Day 2 at Time], or [Day 3 at Time] if any of those work.

That is it. Nothing more is needed, and adding more usually hurts rather than helps.

The Subject Line Actually Matters

Agents managing dozens of listings can have hundreds of emails sitting in a single inbox. A subject line of "Apartment Inquiry" is unhelpful and forgettable. Including the property address and the listing reference number means the agent can immediately connect your email to the specific property without opening three other tabs, which is the kind of small courtesy that earns you 30 extra seconds of attention.

What Happens After You Send It

If you sent a clean, complete inquiry at a reasonable price point for a legitimate property, a reply typically comes within a few hours on weekdays and by the following morning if you sent it in the evening. If you have not heard back within 24 to 48 hours, a brief follow-up is entirely reasonable: "Hi [name], just following up on my inquiry from [date] about [address]. Still very interested if viewings are being arranged."

Do not follow up more than once. If there is no reply after two attempts, the property is either gone, the agent is ignoring you for reasons they have not shared, or the listing is fake (which does happen in Dublin, so check for signs of that too: newly registered agents, properties priced suspiciously below market, requests to send a deposit before viewing).

Standing Out When 50 Other People Applied

The email gets you the viewing. The viewing gets you the application. The application gets you the flat. Each step has its own requirements, but none of them matter if you cannot get the first response.
