Renting in Dublin Without Irish References: What to Prepare

An Irish landlord reference is difficult to provide when you have never rented in Ireland. Explain that plainly, then offer evidence the recipient can check. There is no document bundle that guarantees acceptance, but a clear application makes the missing local history easier to understand.

Ask what evidence the agent will accept

Before sending attachments, ask whether an overseas landlord reference is acceptable and what alternatives they need. A reference is more useful when it identifies the property, tenancy dates and someone willing to answer a follow-up. Ask your former landlord for permission to share their contact details.

If the reference is in another language, offer the original and an English translation. Label a translation you prepared yourself; do not present it as certified. Explain time-zone differences if a phone call will be difficult.

Never invent a landlord or turn a friend into a former property manager. If you lived with family or owned your previous home, say so. An employer reference supports employment history; it does not prove how you managed a tenancy.

Give each document a job

A concise application can answer four questions:

  • Who is moving? Give the number of occupants and a short introduction.
  • When? State your realistic move-in window.
  • How will rent be paid? Offer relevant employment, income or other affordability evidence when requested.
  • What rental history is available? Offer an overseas reference or explain why you have none.

For a new job, an employer letter can confirm your role and start date. If you are a student, an enrolment letter and an explanation of the funding arrangement may be more relevant. Ask the recipient which evidence they need rather than sending your entire financial history.

An example introduction

We are two adults moving to Dublin for a role starting in November. We are looking for a long-term home and can move within the dates advertised. We have not rented in Ireland before. Our previous landlord in Spain can confirm our tenancy dates and provide a reference in English. I can also provide an employment letter through your application process. Is that evidence suitable for this property?

This is an illustrative message, not an account of a successful application. Replace the details with your own. The useful part is that it connects the move, occupancy and evidence without making promises you cannot keep.

Share evidence in stages

Start with the short introduction. Verify the agent or landlord, the address and the current listing before sharing sensitive documents. Use the agency's verified application channel where possible. Ask why a full bank statement or identity copy is needed, whether a less detailed version will do and how it will be stored.

Redact irrelevant account information when appropriate, while leaving the evidence you are trying to establish readable. Never send passwords, one-time codes or online-banking access. A polished listing or convincing video does not establish that the person can let the property. For arrival planning, follow the renting from abroad guide.

If you are also organising your arrival, the first 30 days in Dublin checklist separates settling-in tasks from the rental application. Confirm current requirements with the relevant service rather than treating any suggested day as a deadline.

If a request feels disproportionate or you are being rushed to pay, pause and obtain advice. An Garda Síochána's rental-scam guidance explains checks to make before handing over money.

Keep the search separate from the application

Use Dublin rental search to define the home you need, then check each original listing and tailor your enquiry. HomeScout can help you search and organise your shortlist; it cannot make a landlord accept a particular reference.

If you set up a Rental Agent, its brief is for one city and review and send is the default application workflow. Choose evidence yourself before sending it. Create a free account for a Dublin search and start with your actual budget, household size and move-in dates.
